A new office building Head Quarters at 57 Randolph Rd, located in Silver Spring, Maryland. The 1.3 acre property is located at the intersections of New Hampshire Avenue and Randolph Road. The building has 3 floors. Duffie Company occupies 2 of the 3 floors. The first floor will be leased to a future unknown tenant with the ability of having up to 4 different tenants individually metered. The Duffie Companies are long term holders who desire a high-efficiency building coupled with flexibility in the MEP systems for future remodels or leasing out the rest of the building. The property’s Architect of Record is Grand Design Studios and RK Consulting is the Engineer of Record. The Project/Facility is on track to achieve LEED Platinum Certification with a 8.4 kW PV system and 32% Energy Cost Savings vs ASHRAE 90.1 code compliant building. The HVAC system for the building consists of advanced Daikin VRV IV variable refrigerant flow (VRF) and Variable Refrigerant Temperature (VRT) heat pump system. Outside ventilation air for the building is provided via a rooftop dedicated outside air system (DOAS) unit with a heat recovery wheel. The lighting system is all LED. Lighting is controlled via newly released wireless Lutron Vive control system. System implements active dimming, occupancy sensors and daylight harvesting strategies. The Lutron Vive system also reports real-time Energy consumption via online and dash board platform. The HVAC system is controlled via Daikin Intelligent Touch Manager. System monitors and controls temperature set points and set-backs. Advanced metering is also being installed for Measurement and Verification purposes.A (16) E-Mon D-Mon Multiple Meter Module (MMU) has been provided for this project. Each meter in the MMU has the capability of connecting (3) separate circuits. The MMU will then be connected to a Data Acquisition System (DAS). Tridium Niagara JACE 8000 box, will be used as DAS. Also connected to the JACE will be the main building utility meters, Daikin Intelligent Touch Manager, and the Lutron Vive Lighting control and monitoring system. The JACE will collect, store, analyze and report data in 15 minute intervals.
